In 2011, we refinanced our loan. In so doing, we received a better interest rate and terms, and lowered our mortgage payment by about $800 per month. Additionally, the loan is now fixed for another 5 years. As a result of the refinance, our properties (three-four plex’s) appraised for $440,000. Currently, none of our twelve units are vacant. 

What does the future hold?
We will continue to raise rents, on average, by 8%. These increases not only improve our cash flow, but also make our properties more valuable. 
One of our buildings will most likely need a new roof within the next year or so. This will cost approximately $5000.
